Services for the buyer

  2. Entering your enquiry into the RE/MAX system taking into account your requirements (location, layout, price) and matching it with the current offer of properties on a regular basis. Suitable offers are automatically sent by email.
  3. Active search for suitable properties
  4. Acquiring additional information and arranging tours of properties with the seller or offering agent
  5. Expert evaluation of the condition of the property you have selected and comparison with its offer price
  6. Your agent is usually able to negotiate better conditions for you when buying your property, which includes the price, pointing out drawbacks, or recommending a more suitable procedure for negotiations.
  7. Securing financing within the scope of the RE/MAX Mortgage
  8. Rendering all legal services and consultancy – we will see to it that the entire course of the transaction is correct, including the provision of an escrow account and make sure the seller fulfils his/her commitment of settling the property sales tax.
  9. Property takeover and related documentation – the Transfer Protocol specifying the state of the property and transferring registration of energy facilities to your name
  10. Rendering more suitable insurance for your new property, household, combined mortgage and life insurance and payment protection insurance through a recommended RE/MAX supplier
  11. Provision of post-sales services (moving, painting, cleaning)

Services for the seller

  1. Thorough inspection of your property including gathering technical information and becoming familiar with the surroundings
  2. Establishing a realistic sales price based on statistical data from transactions carried out recently and comparison with the current offer price of the competition in the given area
  3. Processing a professional offer presentation of your property for further marketing (documentation, layouts, maps and other additional documents such as an up-to-date abstract from the Title Deed, zoning decision, building permit etc.)
  4. Preparing your property for sale
  5. Within 24 hours of signing the Agency Agreement, your property will be entered into the internal RE/MAX system and subsequently exported to all important real estate servers.
  6. Automatically matching your offered property with all corresponding enquiries within RE/MAX and contacting prospective buyers

  8. Cooperation with other agents within the scope of one reference commission when selling your property
  9. Placing signs on your property with contacts for your agent
  10. Regular overview of all of your agent’s activities related to selling your property, recommended further steps and feedback from interested parties

  12. Securing the Reservation Agreement and reservation fee
  13. Ensuring the Purchase Agreement and the Agreement on an Escrow or Notary Account, the Agreement on the Transfer of Membership Rights and Obligations in a Housing Cooperative
  14. Securing financing within the scope of the RE/MAX Mortgage for interested parties
  15. Submitting the application for entry of ownership transfer to the relevant Land Registry with all required documents
  16. Handing over the property to the new owner including the Transfer Protocol and ensuring the transfer of registration of energy facilities

Our commission

We are a team of professionals, who are continuously educating themselves, dispose of know-how and render their clients quality services. We use all available tools for our work, and that is why a part of the agent’s fee includes expenses on marketing the property. Advertising, legal services, escrow or notary deposit, or a fee for the reference agent, who represents the other party and many more activities are leading the transaction to a successful finish.

Selling / buying a property

In most cases, the regular fee for a RE/MAX real estate agent ranges between 3–5% + VAT of the property price, which is normally settled by the seller. If the transaction is completed using a reference, which helps wrap up a business transaction faster, the agent shares this commission. The minimum commission total is 50 000 CZK + VAT.

Renting / renting out

In the majority of cases, the lesser and lessee pay their agents a commission in the amount of one monthly rent + VAT. Moreover, the lessee is normally required to make a refundable deposit in the equivalent of one monthly rent upon entering a lease or sublease agreement.
